Prep drives coating life, warranties, and total cost of ownership. Nail the prep, and you extend maintenance cycles, reduce downtime, and protect budgets without sacrificing appearance or safety, every project.
Start with a disciplined assessment. Identify substrate type and condition, note any existing coatings, and note exposures like traffic, chemicals, moisture, UV, and cleaning frequency. Document operational constraints, from production schedules to patient privacy or night work windows. Then test adhesion pull or cross hatch, concrete moisture and pH, oil and salt contamination, and ambient conditions, including temperature, humidity, and dew point. These results determine method, profile, and the right primer, and full system selection.
Cleanliness first. Match cleaning to contaminants: detergent degreasing for organics, solvent wipe for shop oils, steam and sanitizer wash downs in food plants, and repeated rinses until residue is gone. Control dust and overspray using HEPA tools, negative air containment, and careful masking. Follow silica and lead safe practices to protect people, equipment, and sensitive products daily.
Mechanical methods create the anchor profile that coatings need. Hand and power tool cleaning suits touch ups and tight access. Diamond grinding levels concrete for primers and floor systems. Shot blasting rapidly profiles larger slabs and removes weak laitance. Wet or dustless abrasive blasting limits airborne dust on exterior or occupied sites. Finally, ultra high pressure water jetting removes failed coatings and salts on steel without introducing new embedment.
Concrete demands a clean, sound surface and the right profile. Remove sealers, curing compounds, and weak paste; patch spalls and rebuild joints. Next, target a surface profile that matches the flooring or coating; and mitigate moisture with epoxy primers or vapor barriers when readings are high. For steel, remove rust and mill scale to the specified profile, radius sharp edges, wash away salts, and select primers like zinc rich, rust inhibitive, or moisture tolerant epoxies. On drywall, wood, and masonry, patch, sand, spot prime stains, treat efflorescence, and use alkalinity resistant primers or block fillers where needed throughout.
For previously painted surfaces, diagnose before you sand. Wash and de chalk, and complete adhesion checks. If adhesion is poor, feather sand, remove peeling film, spot prime, and escalate to full removal when failures are systemic. Plan around weather: confirm temperature and humidity windows, check dew point, avoid condensation, and respect recoat and cure times. Match products to prep: bond or etch primers over glossy areas, block fillers on porous masonry, moisture tolerant epoxies for damp concrete, zinc rich primers for steel, and epoxy or urethane floor systems properly aligned to the profile.
In food processing, we coordinate sanitary cleaning, use non tainting materials, and stage work around wash downs and inspections. Floors need slip resistant texture and thermal shock resistant systems near wash lines; fast return to service is critical. In healthcare and bio pharma, we build infection control containments, run negative air, specify low odor and cleanroom compatible systems, and document every step; antimicrobial topcoats can support protocols. Industrial sites demand corrosion mapping, chemical splash resistance, forklift tolerant floors, safety color coding, and confined space and lockout tagout prep plans. Retail, hospitality, and financial spaces require night work, dust and odor control, and protection of finishes.
New tools raise reliability. Dustless blasting and dry ice blasting cut mess in occupied sites; digital hygrometers and profile gauges guide decisions; photo logged checklists create traceability; low VOC cleaners, primers, and moisture mitigation epoxies expand windows. Build quality control into the plan: cleanliness and profile checks, climate and moisture logs, and adhesion tests after priming, with independent inspection when critical. Avoid pitfalls like skipping testing, painting over chalk or oil, under profiling, ignoring joints, weak containment, and rushing cure times.
